    SOURCE

    Public licensing and risk sources

    Primary orientation is NMLS Consumer Access. Where used, CFPB complaint transparency, state licensing context, and FDIC bank directories (separate vertical) provide additional public signals. Public review platforms may add reputation context when attributed.

    VERIFY

    What is verified vs third-party volume

    “Verified” means we surface NMLS-related company/individual identifiers and licensing context when available. Review counts and star ratings from Google or similar platforms are third-party signals — not NMLS fields. Official NMLS records always win over our summary.

    DISCLOSE

    Independence and educational limits

    We are not a lender, broker, or loan originator. Calculators are educational estimates. Trust Scores and County Experience Scores are research aids — not credit decisions, rate quotes, or approvals.

    See scoring section below. Scores are not for sale. A tight band of near-identical high scores (e.g. many 96–98s) is a product limitation — not proof that every lender is equally best.

    Refresh when sources allow

    Directory and enrichment overlays refresh through data and editorial workflows. Re-check NMLS Consumer Access and written Loan Estimates before you apply.

    Compare offers; confirm licenses

    Use this hub to shortlist and compare. Confirm company and MLO licenses on NMLS and state regulators, read the Loan Estimate, and choose on total cost and fit — not a single directory rank.

Trust Score honesty

Where shown, Trust Score is a research composite (0–100). Approximate categories when enrichment is available: base signal, public review rating/volume, BBB grade only when a confirmed profile exists, CFPB complaint pattern cues. NMLS context supports listing confidence — it does not alone manufacture a top score.

Near-identical high scores (e.g. many 96–98s)

If a market shows a tight band of high scores, public signals may be incomplete or similar — not that every lender is equally “best.” Prefer Loan Estimates, re-check NMLS IDs, and talk to multiple lenders. Do not treat a one-point score gap as a decision.

County Experience Score is relative market orientation (presence/ZIP cues) — not proof of best local execution.

Avg close / on-time metrics

Fields such as average close days or on-time close rate, when shown, are editorial or seed research estimates for orientation. They are not official NMLS Consumer Access fields and not CFPB-published performance statistics. Confirm timelines with the lender in writing.

Data sources

  • NMLS Consumer Access — primary licensing registry (nmlsconsumeraccess.org)
  • CFPB — public complaint transparency where used (pattern signal only)
  • State licensing — varies by jurisdiction; always re-confirm with state regulators
  • FDIC — deposit-insurance public data for the bank directory vertical (separate from mortgage Trust Score)
  • Attributed public reviews / BBB — only when a confirmed listing exists

Coverage

Lender Trust Hub coverage is expanding by state and county. We do not claim a complete directory of every U.S. county or every licensed originator. Absence from our directory is not a regulatory finding.
